Every AI takeoff startup shipped in the last two years reads architectural drawings. Togal, Kreo, Beam and a half-dozen others count doors, walls and fixtures on a building plan — and they are all fighting each other for the same general contractor. Almost nobody went after dirt. An earthwork takeoff is a different computation: you are not counting objects on a page, you are building two surfaces from contour lines and spot elevations and subtracting one from the other to get cut, fill and haul-off volumes. The software that does it well is old, heavy and priced for a company with a full-time estimator. SelectHub lists AGTEK starting at $20,000 a year. InSite publishes no price at all — you call a phone number and book a demo. PlanSwift is $2,000 a year and does not model surfaces. So the small excavation outfit bidding a three-acre site plan does one of three things: buys a seat it cannot justify, ships the plans to an outsourced takeoff service for around $300 and waits two to five days, or does the grid method by hand in a spreadsheet the night before the bid is due. Meanwhile every one of those grading plans is a PDF, and reading contours off a PDF is exactly what a vision model is now good at. Why now
Two things changed at once. Vision models got good enough to read a grading plan — contour lines, spot elevations, boundary limits — off a flat PDF, which was the blocking technical problem for a decade. And the AI takeoff category that grew up around that capability aimed almost all of it at buildings, because architectural plans are more uniform and the general-contractor buyer is easier to reach. Autocomplete now surfaces 'earthwork takeoff ai' and 'best construction takeoff ai' as real queries, which means the searcher already believes this should exist. They just cannot find it: page one for 'earthwork takeoff software' is a Reddit thread, AGTEK, and a handful of outsourced-service pages. That gap closes the moment one of the funded building-takeoff companies decides sitework is worth a sprint — which is a matter of quarters, not years.
Market gap
The market splits cleanly and leaves one segment stranded. At the top, purpose-built earthwork software: SelectHub lists AGTEK from $20,000 a year, and InSite Elevation Pro publishes no price at all — the site offers a demo booking and a phone number. In the middle, general takeoff tools that measure flat plans but do not model surfaces: PlanSwift Professional at $2,000 a year, STACK Takeoff & Estimate at $249 per user per month. The new AI entrants sit alongside them and aim at buildings: Togal.AI Growth is $299 per user per month billed yearly, Kreo runs $35 to $175 per user per month, and Beam AI covers earthwork but sells a 24-to-72-hour QA-checked service behind a demo request, not self-serve software. Below all of it is the outsourced tier that reveals the real demand: Earthwork Takeoff Services charges from $300 for an on-demand takeoff with a two-to-five-day turnaround and from $2,000 a month for up to six small projects. A small excavation contractor bidding four jobs a month is paying that outsourcer more than $1,000, waiting days for each answer, and has no self-serve product priced for them anywhere on page one.
